Land Use Designation (Permitted Density if Applicable): Commercial, Fort Langley Heritage Conservation Area
The Applicant has submitted a Heritage Alteration Permit application that proposes redevelopment of the site for a mixed use building, containing 1 (one) residential unit and 1 (one) commercial unit. The site is zoned Community Commercial Zone (C-2) and is located in the Fort Langley Heritage Conservation Area.
The Township of Langley has asked the FLCA to review the application from our perspective and advise as to what requirements we are recommending be imposed as conditions of the application proceeding.
It is the policy of the FLCA to reflect the views of residents and businesses, so we ask for your thoughts. Only those received by November 4th, 2022, will be compiled and forwarded.
The FLCA will create a summary, including the responses, to be forwarded to the Township of Langley. This will be publicly available without names and addresses.

Is this the start of us losing what is left of our once quaint Village, seeing as our now Mayor owns a lot of the properties in Fort Langley and he has his Slate to back him up I hope I am wrong but I see a downward spin to our Heritage status. I do not see anything nice about this building it does not suit our Village.
This does not look like it will fit in with the architectural style of Fort Langley especially on Glover Road
It’s a setup. He already tried submitting this a couple years ago trying to create a reaction. Now it’s back. This is all part of the plan: Mayor EW will recuse himself from the discussion and then his Council Slate will discuss it and decide it does not fit in and has no heritage feel or whatever and they will vote to reject it and send it back to the developer (aka Mayor EW) for redesign and then use this as the shining example of how they won’t give the Developer EW preferential treatment. Then the real proposals for the other properties will be submitted. So tired of this. Meanwhile in my very humble personal opinion I think the submitter of this plan might have serious issues and until they are resolved, they should not design anymore and seek help. All in my personal opinion, of course.
Building a mixed unit in this area is an excellent idea. Commercial on the first floor and residential above will provide more needed housing in Fort Langley. The windows will the inside of the building a larger feel. The windows on the street will be attractive and allow the business to display. The height fits with the surrounding buildings. Overall a perfect addition to the heritage conservation area of Fort Langley.
1000% NO, NO, NO…..BAN any brick, glass, metal structure. All frontage must reflect the fact this a heritage town, NOT downtown Vancouver. Bring back the boardwalk, covered even better. What is built beside the frontage can be modern, however the frontage and the interior MUST be heritage. Why do you think people come to fort Langley? It’s not for projects such as this. This is ruining Fort Langley
